What we do
We enter into a fixed-term lease agreement and pay guaranteed rent regardless of occupancy.
Once leased, we manage all operational aspects internally, including:
Guest screening and booking management
Professional cleaning after every stay
Routine property inspections
Linen and consumables management
Maintenance coordination
Compliance with building, council and strata requirements
Ongoing communication with property managers
How we work
Our role is simple: We become your tenant and operate the property with structured systems and professional standards.
1. Property Assessment
We assess suitability, compliance requirements, and strata considerations before entering into an agreement.
2. Lease Agreement
We enter into a fixed-term lease and pay guaranteed rent regardless of occupancy levels.
3. Professional Setup
We ensure the home is prepared to meet short-stay standards while respecting its original condition and layout. Furnishings are selected for durability and functionality, not just appearance. Safety requirements are reviewed, essential amenities are installed, and compliance considerations are addressed.
4. Ongoing Operations
We manage all bookings, guest communication, cleaning, inspections, and maintenance coordination internally.
You continue to receive agreed rental payments as per the lease.
Our Approach
Our approach is systematic and asset-focused.
We prioritise compliance, communication, and preventative care, ensuring each property is maintained to a professional standard. Every decision we make is guided by respect for the asset and clarity in our partnerships.
How we protect your asset
Our goal is not just to operate the property — but to preserve its long-term value.
With a background in both operational systems and construction project management, we approach each property with discipline and preventative care.
Our protection framework includes:
-
All guests are screened prior to confirmation. We require verified identification, booking history where applicable, and clear communication before approving stays. Reservations that raise concerns are declined. Our focus is to attract responsible travellers, not high-risk bookings.
-
Each property operates under clearly defined house rules covering occupancy limits, noise expectations, visitor policies, and property conduct. These rules are communicated prior to check-in and reinforced throughout the stay. Bookings are monitored to ensure compliance, and any breach is addressed immediately.
-
Every stay is followed by professional cleaning and linen servicing. This is not only for presentation but also for inspection. Cleaning teams are trained to report irregularities, wear, or damage so that issues are identified early rather than overlooked.
-
In addition to post-stay checks, we conduct routine condition inspections to ensure the property is being maintained to a high standard. This preventative approach allows us to identify small issues before they become larger problems.
-
If maintenance concerns arise, they are documented and communicated promptly. Where authorised, we coordinate timely repairs with qualified trades. We believe transparency and quick response protect both the property and the partnership.
-
We operate in accordance with applicable building, strata, and council requirements. Before leasing a property, we assess regulatory considerations to ensure the model is appropriate for the building and location.
-
Our operations are supported by appropriate short-stay insurance coverage. This includes protection relevant to guest activity and operational risks, providing an additional layer of security beyond a standard residential lease arrangement.
